NAVIGATING THE PRINCETON REAL ESTATE MARKET
RESUME
After graduating from Tufts University with a Bachelors of Arts Degree in Economics, Rich started his career with Joseph Hilton & Associates, where he spent 14 years providing regional tenant representation services to numerous companies including Selective Insurance Company, Liberty Insurance Company, Great West Life Insurance, Carteret Mortgage Company, Nabisco, and Squibb. In 1986 he opened and managed their Princeton office which was their second office in New Jersey.
In 1994, he began work for Julien J. Studley Inc., a national tenant representation real estate firm where he opened and managed the New Jersey office. Over the course of ten years Rich provided national and regional tenant representation services to companies such as The Hartford Insurance Group, Selective Insurance Company, and Siemens Medical. He also provided local real estate services to a host of additional clients including, Educational Testing Service, J.M Huber Corporation and the Institute for Defense Analysis.
After leaving Studley, Rich started Triad Properties LLC, a Princeton based boutique real estate firm, where he represented the Selective Insurance Group, Harris Corporation, Endopharma, Biovid, Church and Dwight, and Amicus Therapeutics.
Subsequent to Triad, Rich joined King Realty Group where worked with the Princeton Theological Seminary to monetize their real estate holdings. He also helped a private investor client acquire the Princeton Packet properties for adaptive reuse as retail, office and residential space. In addition he worked with the Ying Hua International School to find them their first permanent location, a lease to suit of an abandoned school building that was renovated for their use.
Rich has also volunteered his time, efforts, and professional skills to multiple non-profit organizations. He spent over two decades volunteering with the March of Dimes, ultimately serving as President of the Board of the NJ Chapter and member of the National Office of Volunteers. Most recently he has spent ten years on the Board of Directors of Princeton Community Housing and served as President for five years, He has lived in Princeton for more than three decades with his wife and has two adult daughters.

Acquisition - Worked with local investor to acquire the Princeton Packet properties - a 5+ million dollar investment for adaptive reuse. Negotiated the basic terms of the purchase. Assembled the team for due diligence which included legal, engineering and environmental. Coordinated all inspections and follow-up. Currently we are in the midst of leasing the renovated building.
Disposition - Successfully procured a buyer for 20 Nassau Street in Princeton which is a mixed-use 80,000 square foot building. The building was purchased by AJ Capital Partners which owns Graduate Hotels. They are currently seeking approvals to convert the building to full service hotel.
Transaction Services - Worked with the Ying Hua International School for over three years to find a suitable permanent home in the Princeton area. Examined several potential properties on an in-depth basis which included financial modeling, architectural analysis and meeting with local officials. The end result was a lease-to-suit of an abandoned elementary school building in Kingston, NJ that had historic designation and met the town's and developer's requirement for a nonprofit entity.
